The UK housing market is experiencing a surge, with the average home price surpassing £300,000 for the first time, according to Halifax. This significant milestone marks a 0.7% monthly increase in January, the fastest growth since November 2024. The annual growth rate stands at 1%. Halifax estimates the average UK home price hit a record £300,077 last month. However, Nationwide's data paints a different picture, reporting an average home price of £270,873. This growth follows a 0.5% monthly decline in the run-up to Christmas, which Halifax has revised downward from 0.2%. Despite this, the housing market is showing resilience, with activity levels remaining robust. Amanda Bryden, Halifax's head of mortgages, notes that while £300,000 is a significant milestone, affordability challenges persist for many buyers. She predicts a gradual increase in house prices, ranging from 1% to 3% this year. Meanwhile, Nationwide forecasts a more substantial rise of 2% to 4%. The Bank of England's monetary policy committee has been cutting the base rate, with the latest reduction in December, to boost the housing market. However, the bank maintained the rate at 3.75% in February due to persistent inflation concerns. Analysts anticipate further rate cuts in the coming months, with the committee having already reduced rates six times since mid-2024. Regional variations are notable, with Northern Ireland leading in house prices, growing 5.9% annually to £217,206. Scotland follows with a 5.4% growth rate, averaging £221,711. Wales, in contrast, has seen only a 0.5% annual increase, with an average home price of £228,415. England's northwest region experiences the strongest growth at 2.1%, with an average home price of £244,329. Looking ahead, experts like Karen Noye and Anthony Codling emphasize the importance of expected rate cuts in supporting affordability. Noye suggests that while stability has returned, enthusiasm is lacking, which may contain price growth. Codling attributes the rising house prices to stretched affordability, rising wages, and easing mortgage lending limits.
